Here’s how it works:
You’ll start by answering a few questions about your current home and your home buying goals on our website. Next, our success team will reach out to schedule a no-obligation consultation with an Orchard real estate agent near you.
At your consultation, your agent will go through our Move First service in more detail, including how you can use our Equity Advance, an interest-free loan, to make a down payment on your new home, cover closing costs, and even pay for moving expenses.
Next, you’ll complete a mortgage application with Orchard Mortgage so we can determine your Equity Advance. (This also gets you preapproved for a mortgage with Orchard Mortgage, but you can choose any lender you like.) Your Equity Advance can also cover up to 4 months of mortgage payments on your old home while we list it on the market.
With your pre-approval in hand, your agent will tour homes that meet your criteria. (Many of our customers also use Orchard Home Match to see how well a home matches their specific preferences. (You can also browse Orchard home listings here.)
When you find your dream home, we’ll wire you the Equity Advance just before you close. Then your Orchard agent will handle listing the old home as you settle into the new one. At no out-of-pocket cost, our Concierge service can even upgrade or repair your home with minor renovations to make sure it’s in the best condition to attract buyers. (You can keep tabs on its performance, including showings and feedback, within your Orchard dashboard.)
After the original home sells, you’ll receive the proceeds and pay back Orchard for the Equity Advance.
